apartments to be constructed in the centre of Manchester. The site has been purchased and
benefits from Outline Planning permission.

Your client is a commercial property developer called Salford Developments.
Profile of the project
Site : An empty corner site located in Piccadilly Gardens, Manchester.
Total floor area : 14000 M2
Programme : ConstrucQon period 18 months
Budget : £ 30 million
Site constraints : Building will occupy the full site
The site is surrounded by occupied buildings on two sides
There is a public highway on two sides which are heavily used by traffic and are bus routes
The task:
REQUIRED CONTENTS OF REPORT
The client has requested that you prepare a project strategy document that addresses the
following matters:
1. An overall strategy as to how this project shall be planned, procured, and constructed
2. The key elements which should feature in the Client’s brief and the critical decisions to
be made by the Client in respect of the design process.
3. Recommendations as to the formation and membership of the project team, their roles
and responsibilities, and the arrangements for co-ordination and information
management
4. Overall timetable for the development starting from the current position up to
completion and handover to incoming tenants. This timetable should include the
preparation of a Bar Chart programme
5. Recommendations as to the most suitable method of procurement for the project
6. Description of the critical performance atiributes to be achieved by the project, both
during its delivery and on completion
